Buying from abroad

Foreign Property Ownership in Ghana

Ghana is open to foreign buyers. Here is how the purchase works in practice when you are not in Accra, and which points your lawyer will want to check.

You do not need a Ghanaian partner, a local sponsor or a co-buyer, and you can sell, let or transfer the property as any other owner would. What matters in practice is who you buy from and how the paperwork is handled.

The process from abroad

  1. ViewA live video viewing of the actual apartment with a member of our team.
  2. ReviewFloor plan, catalogue, photographs of the residence, and the sale documents for your lawyer.
  3. Reserve and signReservation agreement and payment, then the sale agreement, reviewed by you or your lawyer.
  4. CompleteBalance as agreed, handover, then the Deed of Assignment and the consent letters, for you to register the property.

You are welcome to send a family member or your lawyer to visit on your behalf, and to see the apartment yourself when you are next in the city. The full eight-step purchase is on the sales page.

The documents

  • Title and registration documents for the land and the building.
  • The reservation agreement, with the reservation payment and how it counts toward the price.
  • The sale and purchase agreement, with the payment schedule.
  • At completion: the Deed of Assignment and the consent letters, with which you register the property and obtain your title.

The legal position of foreign buyers in Ghana, including the form of title and any term attached to it, is set by Ghanaian law and can change. We do not restate the rules here; the points below are the ones a Ghanaian lawyer will confirm for your specific purchase.

  • The form of title you will hold and, where applicable, its term and renewal.
  • Any registration steps and fees that apply to you as a non-resident buyer.
  • How rent from the apartment can be received abroad, and what tax applies to it.
  • How the apartment can later be sold, let or passed on.

Our team walks you through the documents and answers what we can; for the points above we will refer you to counsel, and you are welcome to bring your own.

After the purchase

If you intend to let the apartment, tenant placement, rent collection, maintenance and reporting can all be handled for you, on site. How letting works at Grand Mirage.
