Premium apartments in Accra draw local and international buyers. Whether you are buying a home, a base for relocation or an investment, the right apartment in the right building is what protects its value. This page is the checklist; the 2026 buyer’s guide is the long read.
1. The area
In the premium segment three districts hold the most confidence: Airport Residential, Cantonments and Ridge. They are secure, close to the business districts and in steady demand from professionals, diplomats and expatriates. Airport Residential stands apart for one reason: the airport is a kilometre away, not an hour of traffic. Read the area guide.
- How long is the drive to the airport, to the office and to school at 8 in the morning?
- Who rents in this street: corporate, diplomatic, private? That decides who will want your apartment later.
- What is being built next door, and what will it block?
2. The building
- Complete or off-plan? A finished building removes the two biggest risks: delay, and a result that differs from the brochure.
- Who runs it after handover? The developer, an outside manager, or the owners themselves.
- What are the systems? Standby power, water reservoir, lifts, fire safety. Ask for the brand names and look at them.
- What is inside? Parking, security, concierge, a gym, a pool: which of these exist today, and which are promised.
At Grand Mirage: two 16-storey towers, complete; professionally managed on site; a standby generator and water reservoir; Schindler lifts; more than 5,000 m² of shared space. See the amenities.

3. The paperwork
- Title and registration documents for the land and the building, reviewed by your lawyer before you sign anything.
- The reservation agreement and the sale and purchase agreement, with the payment schedule written into them.
- What is handed over at completion: the Deed of Assignment and the consent letters, with which you register the property and obtain your title.
Which documents apply to a specific purchase depends on the property and the buyer. This page is general information, not legal advice; speak to a qualified Ghanaian lawyer about your own purchase.
4. The running costs
- The service charge: what it covers and how it is set.
- Utilities: what is metered, what is on allowance, what is included.
- If you let: the management fee and what it buys you.
Ask for these in writing before you commit. At Grand Mirage they are set out with the offer. What an owner should ask.
5. Handover and after
- When do you get the keys: on payment, after a payment plan, or as agreed with your bank?
- Who fixes what in the first year, and who do you call?
- If you are abroad: can the purchase, the handover and the letting be handled without you travelling?
6. The process, step by step
